
Chameleon House has been custom designed for both golfers and families.
For golfers, it is an 8 minute walk to the Royal Dornoch clubhouse, and the famous par 3 second hole is 400 yards away. There is a practice putting green* on the front lawn and a drying room which is tailor-made for storing/drying clubs and other golf gear.
For families, the house is situated next to a play park with a football/basketball court less than 5 metres from the side gate. Dornoch’s safe Blue Flag beach is less than 10 minutes walk away and is ideal for families with its gentle shallows, sheltering dunes, rock pools and miles of golden sand. The centre of Dornoch is less than a 10 minute stroll away and the historic cathedral can be seen from the house.
The 3 guest double/twin bedrooms are all large with spacious en-suites. The open plan lounge, kitchen and dining areas are spacious, light and relaxing. Sliding doors lead out to a large south-east facing patio with an outdoor dining table and chairs - great for summer alfresco dining.
The house has been built to very high energy efficiency standards (far exceeding 2026 UK building standards) with state of the art insulation, heating and ventilation systems. As such the house is always cosy and an oasis of tranquility regardless of the weather outside. The energy efficiency combines with a large solar panel system**, high capacity battery, air-source heat pump, underfloor heating and an EV charger to make the house extremely environmentally friendly with an official Environmental Impact (CO2) Rating of band A (97).
There is ample parking at the back of the house, with the EV charger free for guests to use. The front door has a smart lock allowing guests the convenience of using their phone as a key for the duration of the stay. There are also two physical keys provided for those who prefer not to put their trust in technology.
