Location
The house is well located — 400 yards from Royal Dornoch’s famous 2nd hole with both the High Street and beach less than a 10-minute stroll away.

Bedrooms
All three guest bedrooms are large and have spacious en-suites with electric heated towel rails and powerful showers suitable for even the tallest of guests. One also has a bath. Two bedrooms can be configured as twins or super-king, while the third has a king-sized bed. Quality bed linen, pillows and towels are provided.

Living Areas
The open-plan lounge and dining areas sit beneath a vaulted ceiling — spacious, light and relaxing. Sliding doors lead out to a large south-east facing patio with an outdoor dining table and chairs, perfect for alfresco dining and drinks on summer evenings.

For Golfers
Royal Dornoch Golf Course is a short stroll away. At the house, a 12m x 4m practice putting green is ideal for practice or games over evening drinks. As you enter, a dedicated drying room is tailor-made for storing and drying clubs and gear, including two Adax electric shoe dryers — each capable of drying two pairs simultaneously.

For Families
A play park is directly adjacent to the house, with a football/basketball court less than 5 metres from the side gate. Dornoch’s beautiful Blue Flag beach is less than 10 minutes’ walk and is ideal for families, with gentle shallows, sheltering dunes, rock pools and miles of golden sand.

Kitchen & Amenities
The fully equipped kitchen includes a dishwasher, oven, induction hob, microwave, large fridge-freezer, coffee machine and washing machine. There is high-speed WiFi throughout the house and a large smart TV with Sky Sports in the lounge.

Energy Efficiency & Sustainability
The house has been built to standards far exceeding 2026 UK building regulations, with state-of-the-art insulation, heating and ventilation systems. Every room has its own thermostat. A large solar panel system, high-capacity battery, air-source heat pump and underfloor heating combine to make the house exceptionally environmentally friendly, with an official Environmental Impact (CO2) Rating of A (97) — among the highest achievable. The house is consistently warm and quiet whatever the weather outside.
Note: Solar panels and battery are being installed in early July 2026. The CO2 rating reflects the specification prior to installation, and will only improve once the solar system is live.

Parking & Access
There is ample parking at the rear of the house. A free EV charger is available for guests. The front door has a smart lock, allowing you to use your phone as a key throughout your stay — though two physical keys are also provided.
